It is mandatory to have compulsory earthquake insurance from the Natural Disaster Insurance Institution in Turkey, where 96 percent of the country is in an active seismic area. TCIP, which was introduced after the 1999 earthquake and whose first policy was issued on September 27, 2000, is being implemented in more and more residences every day.

 

TCIP, which offers insurance against damage from earthquakes and earthquake-related landslides, fires, explosions and tsunamis, ensures that the damage to partially habitable or uninhabitable homes is covered as soon as possible so that people can return to their normal lives. Today, earthquake insurance is mandatory for home loans, title deeds, electricity and water subscriptions, and such transactions cannot be completed without TCIP.

 

TCIP insurance applies to buildings constructed as dwellings on property registered in the title deed and privately owned, in independent sections under the Condominium Act No. 634, in independent sections used for business, office and similar purposes and in homes built by the government or with loans made by the government as a result of natural disasters. However, it also applies to buildings constructed with floor easements, buildings whose type has not yet been corrected and whose qualifications are land, and cooperative houses for which title deeds have not yet been issued.

 

The premiums for compulsory earthquake insurance vary in many details. The compulsory earthquake insurance premium takes into account the gross area of ​​the house, the type of construction and the degree of seismic vulnerability of the region in which the building is located.

 

The sections covered by earthquake insurance are foundations, main walls, common walls separating independent sections, garden walls, ceilings and floors, stairs, elevators, landings, corridors, roofs, chimneys and similar supplementary sections.

Property owners sign a TCIP policy by applying to any bank. This policy must be renewed every year. The policy, signed annually, partially or fully protects against the effects of a possible earthquake. One of the most important issues in TCIP policy is how to deal with the real value of the building. TCIP according to the real value of the property subject to TCIP ensures that the building is protected with its real value in every negative situation. Presenting the building at a lower price to keep the premium payment lower can cause great harm to people in unfavorable situations. Payments to be made as a result of earthquakes and related disasters will take into account premiums paid. A lower premium payment means that in the event of a negative situation, lower rates will be charged by the insurance company and the building cannot be rebuilt.

REQUIRED DOCUMENTS FOR DASK INSURANCE

The identity data of the policyholder wishing to take out the TCIP insurance, contact details, address of the location to be insured, title deed information, year and type of construction of the building to be insured, how many floors the building has, the damage status of the building, the gross area of ​​​​the dwelling and the use of the building required. No documentation is required for compulsory earthquake insurance. When applying for a TCIP, it is assumed that all information is correct and transactions are carried out. In the event of earthquake damage, payment will be made as specified in the title deed. For this reason, any contradiction in the declarations can be accepted by the insured and an underpayment can be made.
